Between a rock and a hard place. A newly built property with a high energy efficiency rating but a steep price, or an older and cheaper home but with many flaws? For most, the choice is a one-way street, and thus the market for homes with decades on their backs continues to be the dominant trend, even though this stock is also running out.
In Attica, 86.2% of homes that changed hands in 2025 were over 20 years old - What the research shows
The nationwide survey by Remax confirms the truth, as 75.6% of residential properties sold in 2025 through its network were over 20 years old. At the same time, newly built homes up to 5 years old accounted for only 12.3% of total residential property sales, a development mainly attributed to the limited supply of new builds. Regarding properties aged 11-15 years, they were preferred by 2% of buyers, properties aged 16-20 years by 9.8% of buyers, while properties aged 6-10 years by just 0.3% of buyers.
In Attica, 86.2% of homes that changed hands in 2025 were over 20 years old, while newly built homes up to 5 years old were limited to 3.3%.
The picture is similar in Thessaloniki, where last year 87% of homes purchased were over 20 years old, while newly built homes up to 5 years old accounted for just 2% of the total.
In the regions, the majority of transactions also involve older properties, as 69.3% of homes sold through the REMAX network in 2025 are over 20 years old. On the other hand, properties up to 5 years old correspond to 17.9% of the total, a significantly higher percentage compared to Attica and Thessaloniki.
